Tight Inventory Continues to Shape Bergen County Market

Saddle Brook, NJ — March 2, 2026 — U.S. existing-home sales climbed 5.1% month-over-month and 1.4% year-over year to a seasonally adjusted annual rate of 4.35 million units, the strongest pace in nearly three years, according to the National Association of REALTORS® (NAR). Lower mortgage rates and slower home price growth helped spur buyer activity, and sales increased month-over-month in every region. On an annual basis, sales rose in the South, held steady in the West and Midwest, and declined in the Northeast. 

“January 2026 market activity across Bergen County and select Hudson County municipalities showed a slowdown in sales volume, with total closed sales down 12.6% year-over-year, driven by declines in single-family (-15.6%) and townhouse/condo (-8.1%) transactions,” said 2026 GBR Vice President Jack Koumbis. “Despite reduced activity, single-family median prices rose 1.0% to $810,000, while townhouse/condo median prices fell 13.5% to $465,000; overall median price declined 6.7% to $700,000. Inventory remained tight at 1.5 months for single-family homes, affordability improved modestly, and properties continued to trade near list price at 101.2% on average.” 

Nationally, there were 1.18 million homes for sale heading into January, an 18.1% decline from the previous month but 3.5% higher compared to the same period last year, representing a 3.3-month supply at the current sales pace, according to NAR. Meanwhile, the median existing-home price rose 0.4% from a year ago to $405,400, reflecting a continued moderation in national price growth.

  • Single Family Closed Sales decreased 15.6 percent to 276. 
  • Townhouse-Condo Closed Sales decreased 8.1 percent to 113. 
  • Adult Communities Closed Sales increased 200.0 percent to 6. 
  • Single Family Median Sales Price was up 1.0 percent to $810,000. 
  • Townhouse-Condo Median Sales Price was down 13.5 percent to $465,000. 
  • Adult Communities Median Sales Price was up 31.7 percent to $509,500.
