LEAD REMEDIATION LAW Beginning July 22, 2022, lead paint inspection and remediation will be required for residential one- and two-family rental properties upon tenant turnover or by July 24, 2024, if there is no tenant turnover. Inspection requirements may vary depending on the community. This new law is not currently tied to time-of-sale requirements. |
NEW GUIDANCE ON REAL ESTATE TEAMS The New Jersey Real Estate Commission (REC) issued Bulletin 22-07 which clarifies how real estate teams can conduct business under existing REC statutes and rules. It includes information on broker supervision requirements, how team members can be paid commission payments through their broker, where teams can conduct business, and the obligation to comply with REC advertising rules. |
CONTRACT OF SALE REVISED FOR RENTALS New Jersey Realtors®? updated the Real Estate Sales Contract to provide notice to buyers purchasing the property with tenancies or with intentions to use the property as a rental. The revision is in section 12, lines 213-214, and section 13, new (D) rental dwelling inspections. |

Real Estate E&O Insurance: Understanding the Basics Brought to you by NAR’s Risk Management Committee NAR's Risk Management Committee has created two documents designed to help real estate professionals better understand their E&O insurance. The first is a comprehensive summary ("Summary") of Real Estate E&O insurance, covering the most important aspects of E&O insurance, such as: who is covered under the policy; types of coverage policy can contain; deductibles; the amount of coverage needed; office policies for insurance issues; and strategies for covering the cost of the insurance. Broker Engagement Program & Grant
The Broker Engagement Grant allows local and state associations to create Broker activities that align with the Broker Engagement Committee’s and Broker Engagement Council’s purpose: increase broker engagement, representation, and feedback regarding NAR’s programs, services, and strategic priorities. State and local associations may apply for a grant of up to $5,000 for broker engagement purposes annually.
