Saddle Brook, NJ — October 1, 2026 — The Greater Bergen housing market continued to demonstrate strength in August, with more homes coming onto the market while property values remained firm. New listings increased 12.2% year over year, buyer demand remained steady, and the median sales price rose 5.8% to $825,000.
According to Greater Bergen REALTORS® market data, Single Family Closed Sales decreased 6.3% to 495, while Townhouse-Condo Closed Sales increased 2.1% to 197. The Single-Family median sales price increased 3.1% to $902,000, while the Townhouse-Condo median sales price was relatively stable at $525,000.

Nationally, existing home sales edged down 1.7% from the previous month to a seasonally adjusted annual rate of 4.06 million units, according to the National Association of REALTORS® (NAR). The national median existing home sales price reached $431,400, while inventory remained at a 4.6-month supply at the current sales pace.
Year-to-date national existing home sales are up 2.4%, reflecting continued demand despite elevated mortgage rates. Homes are taking longer to sell, and fewer buyers are bidding above asking price compared with a year earlier, although market conditions continue to vary by region.
